What qualifies

What makes land work for a data center

Two farms in the same Mississippi county can be entirely different propositions for this, and the difference is usually not the one people expect. These are the things that decide it.

  1. Electric power

    Transmission you can reach. High voltage lines crossing or bordering the ground, or a substation close by, are what make a site possible. The line along the road is distribution and will not carry a project of this kind no matter how many acres sit behind it.

  2. Acreage and shape

    Which utility holds your area and what it is already carrying. Entergy Mississippi is in the middle of very large commitments. Mississippi Power serves the southeast. In the northeast the answer runs through TVA and your local distributor together. Each of those is a different conversation.

  3. Water

    Ground that drains. A great deal of Mississippi land is flat, which is the easy part, and a great deal of it is also wet, which is not. Delta gumbo, bottomland, and anything mapped in a floodplain give engineers real difficulty regardless of how level it looks.

  4. Fiber and connectivity

    A single block rather than pieces. Contiguous ground under one ownership beats the same total acreage split by a road, a slough, or a neighbour's tract sitting in the middle of it.

  5. Road access

    Access that heavy equipment can use, and a county with some appetite for industrial development. Some Mississippi counties have handled this recently and know exactly what it involves. Others would be starting from nothing.

No property clears all of that and none needs to. What we are working out is whether the gaps can be closed, and that is a judgement about your specific ground rather than a rule about Mississippi.
